It's A Seller's Market In Utah!!

It's a Seller's Market in Utah!  You heard right, and no I'm not crazy, it is in fact a Seller's Market right now in the State of Utah!  Housing inventory is at the lowest its been in over 16 years.  We are holding on to an inventory of around 3-4 months.  What this means is, if no more houses were listed starting today, it would only take 3-4 months to sell every home in the state at the current pace of home sales.  The sweet spot for inventory is around 6 months worth, anything more than that would turn the tides toward a buyer's market, less then six months and it becomes more of a seller's market.  Along with a declining inventory, the demand for housing is at an all time high!  Interest rates are still at record lows, lenders are coming out with loan programs that are allowing more buyers to get into homes, and prices are still much lower then they were prior to the real estate boom of several years ago.  All of these factors ad up for making right now the best time to sell your home in years!

The Season For Buying and Selling is Upon Us!

Spring is just around the corner!  Real estate inventory in Utah is lower than its been in years!  Home values are going up, interest rates are still extremely low but inching their way up slightly, and the Utah economy as a whole is strong!  Whether you are thinking about buying or selling a home, this is a very exciting time in real estate.  For Home Sellers, there's no more worrying about your home sitting on the market for months and months and dropping the price to uncomfortable lows to get it sold.  With a good marketing approach homes are selling, often times with multiple offers!  Buyers in this market need to have a little bit of patience.  Good homes go quickly so you need to be ready and act quickly.  It generally is taking my clients a week or 2 to get a feel for the current market and just how hot it is right now.  You may have to make offers on a few different homes before you get the right one, but if you're patient I can assure you, the perfect home for you and your family is out there just waiting for you to find it.

HUD Homes In Utah

Today I am going to do my best to try to explain HUD homes.  There are many misconceptions when it comes to what a HUD home is, where they come from and how to buy them.  Simply speaking a HUD home is basically a foreclosure that is owned by the Federal Government.
When someone purchases a home using an FHA loan the Federal Housing Administration is insuring the lender against potential default on behalf of the buyer.  If and when the home owner is unable to make their payments, the bank or lending institution forecloses on the property and repossesses it. When this takes place, FHA pays off the lender and takes possession of the home themselves.  Once everything is sorted out and they are ready to sell the home it goes on the market as a HUD home.  HUD is an acronym for the U.S. Department of Housing and Urban Development, therefore, a HUD home is a government owned foreclosure.
Many people I talk to have a preconceived notion that HUD homes are distressed homes that need a lot of work.  Other people believe they are homes that are only available to people of lower incomes.  While many HUD homes aren't in the best of condition, there are plenty that are move in ready.  They come in all shapes and sizes.  Anyone who is able to get financing or cash who intends to live in the property can purchase a HUD home.  There aren't any income requirements.  Most HUD homes are only available to be bid on by owner occupants until they have been on the market for 30 days.  On the 31st day people wishing to buy the property for investment purposes are able to bid.
HUD homes are easy to bid on.  They are sold through an online silent auction format. To place a bid you have to go through a HUD registerred agent or broker.  With just a few pieces of information a bid can be submitted.  Typically the homes are placed on the market with an initial bid deadline of 10 to 14 days.  If a suitable bid has been made the bidder will be awarded and the home will go under contract.  If not, the home goes into a day by day bidding status wherein the buyer will have until midnight each day to make a bid.  If your bid has been selected you will have 48 hours to collect and sign (in blue ink) the full purchase contract, the pre approval letter from your lender, and the earnest money check of $1000, and overnight mail them to the asset manager.  Once the asset manager receives the contract, signs it and sends it back the property goes under contract and you will have 45 days to close.
The process seems complicated but it typically goes pretty smoothly.  With the help of a Real Estate Professional it should go fast and be relatively easy.

Utah Short Sales

One of the most common questions I get when speaking with my clients and prospective clients is: What is a Short Sale?  In this post I will do my best to explain short sales in simple terms to hopefully help clear up any confusion as to what they are and how they work.
In a nut shell, a short sale is when a home owner needs to sell their home for less than what they owe to their mortgage company.  With the collapsing of the real estate bubble back in 2008 and the consequential recession, many home owners were left in financial distress if not ruin.  Homes dropped sharply in value, millions of dollars worth of equity was lost, almost over night.  As a result, many people were left under water in their properties, meaning they owed far more for their homes than they were then worth.  Unable to make their mortgage payments, millions of Americans faced bank foreclosure: the financial institution repossessing a property due to default of payment.  As a homeowner, if you have a property, and you owe $300,000.00 but the current market value for the home is only $200,000 and you are unable to make your payments, what options do you have?  You could try to sell the property for the market value, but you would be left owing the bank over $100,000.  You could walk away from the home and allow the bank to repossess, but that would destroy your credit for years and open yourself up to possible litigation from the bank.  Most owners have made the choice to attempt a short sale of their home.  To do this, they list their home for market value, get an offer from a potential buyer, then they take that offer to the bank and try to negotiate with them to accept that offer as payment in full.  So the bank would need to agree to accept $200,000 rather then the $300,000 that is owed.  The negotiation process is often complicated and tedious.  It requires hours to be spent on the phone by a Realtor or a professional negotiator.  From start to finish most short sales are taking between 3 and 8 months, with some taking as long as a year to settle.  Because of this, the properties are on the market a very long time, many short sales end up with multiple offers.  When the home is being occupied the seller may choose to not allow any more showings while the negotiation process is working itself out.  Because the process is very long, many times buyers will back out.  This can happen for various reasons such as, the buyer finding another home or the buyer determining not to buy.  When this happens the seller will then choose a back up offer to send in to the bank in its place.
Once the bank and the buyer settle on a price and a set of terms, then the property goes under contract and moves forward similar to any other sale.

Homes For Sale In Utah
